That the proposal to create a separate unit of accommodation, albeit to provide a granny annex in this case, represents an unacceptable form of development resulting in unsatisfactory standards of environmental and residential amenity for the occupants of both residential units. As such the proposal would be contrary to Policies G5 and H4 of the adopted Central Oxfordshire Local Plan (1992) and Policies G8, H4, H5 and H11 of the approved South Oxfordshire Local Plan (1993). That, having regard to the size, scale and design details of the proposed two storey side extension, the proposal represents an inappropriate form of extension which detracts from the character and appearance of this semi- detached pair of houses and from the visual amenity of the locality. As such the proposal would be contrary to Policy G5 of the adopted Central Oxfordshire Local Plan (1992) and policies G8 and H12 of the approved South Oxfordshire Local Plan (1993).
