Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That the existing trees and hedges on the land shall be protected to the satisfaction of the Local Planning Authority whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area. That within 3 months of the first occupation of the dwelling hereby permitted, all the buildings shown on drawing 95/08096/15 to be demolished shall be demolished, and the materials removed from the land. Reason: That no extensions or alterations shall be undertaken to the property, unless an application in that behalf shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To accord with the policies of the District Council. That the dwelling shall not be occupied until a turning space has been constructed within the curtilage so that motor vehicles may enter, turn round and leave in a forward direction. Reason: In the interests of highway safety and convenience.
