Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the roofs shall of the same colour,
type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That the extension shall not be occupied until the external walls have
been cement rendered.
Reason: To ensure that the details of the development are satisfactory.
That the building shall not be occupied until all roof lights to the
northern elevation have been obscure glazed and thereafter retained.
Reason: To ensure that the development is not unneighbourly.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the northern
elevation of the garage, study and bedroom extension other than those
expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly.
There shall be no raising of existing ground levels on the site.
Reason: To prevent the risk of flooding due to impedance of flood flows and
reduction of flood storage capacity.
That no spoil or materials shall be deposited or stored on the part of the
site lying within the area liable to flood as shown on maps held by the
National Rivers Authority.
Reason: To prevent the risk of flooding due to impedance of flood flows
