Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, external doors and
rainwater goods has been submitted to and approved in writing by the
Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding any indications as to those matters which may have
been given in the application the framing of all windows shall be finished
using paint, details of which shall be submitted in accordance with
Condition 3 above, and as approved in writing by the Local Planning
Authority.
Reason: To ensure that the development is not incongruous
That a scheme for the landscaping of the site including the planting of
live trees and shurbs, boundary hedging and fencing and treatment of the
access drive and hardstandings shall be submitted to and approved in
writing by the Local Planning Authority prior to the commencement of the
development hereby permitted. The scheme shall be implemented as approved
within 12 months of the commencement of the approved development and
thereafter be maintained in accordance with the approved scheme to the
complete satisfaction of the Local Planning Authority. In the event of any
of the trees, shrubs or hedging plants so planted dying or being seriously
damaged or destroyed within 3 years of the completion of the development,
a new tree or shrub or equivalent number of trees or shrubs, as the case
may be, of a species first approved by the Local Planning Authority, be
planted and properly maintained in a position or positions first approved
by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That parking provision and the turning area shall be as shown on the
depositied drawing No. 202095/A all constructed, surfaced and laid out,
retained and maintained to the satisfaction of the Local Planning
Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That the rooflight to be inserted in the south eastern elevation shall be
of the conservation type.
Reason: To safeguard the architectural and historic character and
appearance of the listed building.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the south
eastern elevation of the dwellinghouse other than those expressly
authorised by this permission.
Reason: To ensure that the development is not unneighbourly.
