Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in the application to seek permission for the development and the plan numbers PD1, PD14.90.1A accompanying such application except as modified by conditions of this permission unless otherwise agreed by the Chief Planning and Development Officer in writing. Reason: To ensure the details of the development are carried out in accordance with the application as approved. That at the expiration of a period ending on 1 March 2001 the building be removed from the land and the land be left in a tidy and orderly state. Reason: In view of the temporary nature of the development. That a hedge of a species to be first agreed in writing with the Chief Planning & Development Officer shall be planted along the eastern, southern and northern boundaries of the land within six months of the commencement of the approved development and such hedge shall be so tended as to grow to, and remain at, a height of not less than 1.8 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings. That the building shall only be used for the purposes and activities associated with a playgroup and for no other purpose whatsoever. Reason: In view of the special circumstances and to ensure that the development does not have an adverse effect on the amenity of occupants of adjoining residential properties. That the parking spaces and turning area shown on drawing no. PD14.90.1A shall be retained as such. Reason: To comply with the Local Highway Authority's vehicle parking standards and to protect local amenities.
