Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That a scheme for the landscaping of the site including the planting of live trees and shrubs, and details of fencing, finished land levels and ground surface treatments shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings. That a footway/cycleway shall be constructed between the new road and the existing footway/cycleway to the east of no. 74 Station Road before first opening of the road to vehicular traffic in accordance with details submitted to and approved in writing by the Local Planning Authority. Reason: To ensure a safe and convenient route for pedestrians and cyclists. That a direct footway/cycleway link between the Brickfields subway and the new road together with provisions for safe crossing of the road shall be made before first opening of the road to vehicular traffic in accordance with details submitted to and approved in writing by the Local Planning Authority. Reason: To ensure a safe and convenient route for pedestrians and cyclists. That five car parking spaces to replace those lost in Roebuck Court shall be provided before the commencement of work on the proposed new roundabout in accordance with details submitted to and approved in writing by the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That a full archaeological watching brief shall be carried out during the period of construction works in accordance with details and by a professionally competent archaeological organisation which shall have been submtited to and approved in writing by the Local Planning Authority before development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence. Reason: As the site is of archaeological importance.
