Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the plinths of the shed and greenhouse and the walls of the walled courtyard shall be constructed with Brick and Stone Olde Essex Red Multi Facing Bricks, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the plain clay tiles to be used for the roof of the shed shall be of the same colour, type and texture as the second hand tiles approved for the dwelling under construction on the site, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the timber to be used for the fenestration of the summer house, the construction of the bridge, the cladding of the shed walls and the decking adjacent to the pond shall be dark stained prior to the first use of that specific part of the development hereby approved. Such timber shall thereafter be retained as such. Reason: To ensure that the details of the development are satisfactory. That the wildlife pond shall only be used for purposes incidental to the enjoymnet of the dwelling and shall not be used for any commercial or business purposes whatsoever. Reason: To safeguard the character of the area. That, prior to their construction,details of the finished surfaces of the new drives and garden yard hereby permitted shall be submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees which are visually important.
