That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the gables, cheeks and roofs of the dormer windows hereby permitted shall be of the same colour, type and texture as those used on the main roof of the existing dwelling. Reason: To ensure that the details of the development are satisfactory. That the existing fir tree along the south western boundary of the land shall be retained and properly maintained at a height of not less than 4 metres and in the event of the tree dying or being seriously damaged or destroyed, a new tree, of a species first approved by the Local Planning Authority be planted and properly maintained in a position first approved by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly.
