Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That this permission is granted as a renewal of the earlier conditional
planning permission granted on 18 March 1992 under application
reference P91/S0705 and the development shall be carried out strictly in
accordance with the description, plans and specifications contained in
application reference P91/S0705 and subject to the conditions hereby
imposed.
Reason: As the application seeks renewal of the earlier conditional
planning permission and is not accompanied by detailed plans and
specifications.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a schedule of
materials and finishes for the external walls and roof of the building.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the provisions of Article 3 of, and Classes A, B
and C of Part 1 of Schedule 2 to, the Town and Country Planning (General
Permitted Development) Order 1995 (or any order revoking and re-enacting
that Order), no extensions or any other development, including the
alteration of the approved first floor windows and the provision of
additional first floor windows, within Classes A, B and C of Part 1 of
Schedule 2 to the Order shall be carried out unless planning permission
has first been granted by the Local Planning Authority on a formal
application in respect thereof.
Reason: In view of the relatively confined nature of the site and
its relationship to neighbouring properties, to safeguard
the character and appearance of the Henley-on-Thames
Conservation Area and to ensure that the development is not
unneighbourly.
That the dwelling hereby permitted shall not be occupied until 1.8m
high walls have been erected along the whole of the western and
northern boundaries of the site in accordance with the details specified
in application P91/S0705 and such walls shall thereafter be retained.
Reason: To safeguard the character and appearance of the Henley-on-Thames
Conservation Area and to ensure that the development is not
unneighbourly.
That the dwelling hereby permitted shall not be occupied until space
has been laid out within the site for one car to be parked in
accordance with the details specified in application P91/S0705 and such
parking space shall thereafter be retained.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
