That having regard to its close proximity to the boundary of the site with 190 Greys Road, the proposal would result in an unneighbourly form of development which would be overbearing and oppressive to 190 Greys Road and would also result in loss of light to, and overshadowing of, that property. The development would therefore be detrimental to the residential amenities currently enjoyed by the occupants of 190 Greys Road and as such would be contrary to the provisions of the approved South Oxfordshire Local Plan (as proposed to be modified), particularly policy H12.
