Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of all materials to be used in the external construction and
finishes of the development, including the boundary walls, hereby
permitted shall be submitted to and approved in writing by the Local
Planning Authority before the development is commenced.
Reason: To safeguard the character of the area.
That, prior to the commencement of the development hereby permitted,
details of the slab level of the dwelling shall be submitted to and
approved in writing by the Local Planning Authority; and the dwelling
shall be constructed with a slab level in accordance with the approved
details.
Reason: To ensure that the details of the development are satisfactory
and to ensure that the development is not unneighbourly.
That the existing hedge along the whole of the south-eastern (rear) and
south-western (side) boundaries of the land shall be retained and properly
maintained at a height of not less than 3 metres, and any trees or plants
which within a period of 5 years from the completion of the development
die, are removed or become seriously damaged or diseased shall be
replaced in the next planting season with others of similar size and
species, unless the Local Planning Authority gives written consent to
any variation.
Reason: To help to assimilate the development into its surroundings and
to ensure that the development is not unneighbourly.
That, prior to the commencement of the development hereby permitted, the
end of the existing garage and the carport shall be demolished, as shown
on drawing no. 96-116-A, and the materials therefrom removed from the
site.
Reason: To safeguard the character of the area.
That the dwelling shall not be occupied until space has been laid out
within the site for two cars to be parked and for vehicles to turn
so that they may enter and leave the site in forward gear; and such
parking and turning space shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That no development shall commence until the speed hump and alterations
to Paradise Road and adjoining footway, to provide a passing bay and
footway, have been carried out and completed in accordance with a scheme
which shall first have been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interest of highway safety and convenience.
