That, particularly having regard to its size and siting in close proximity to the boundary of the adjoining property, the Old Gate House, the proposed extension and use of the outbuilding as a granny annexe would represent an unneighbourly and intrusive form of development which would be detrimental to the privacy and residential amenity of the occupants of that property. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12. That, having regard to its size, design and detailing, including roofing materials, the proposed extension and alterations to the outbuilding would represent an inappropriate form of development which would be detrimental to the character and appearance of Normanstead House and the surrounding area. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G8 and H12.
