Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Sections 18 and 74 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That the demolition hereby permitted shall not be undertaken before a contract for the carrying out of the works of redevelopment of the land has been made and planning permission has been granted for such redevelopment. Reason: To safeguard the character and appearance of the Henley-on-Thames Conservation Area. That no works of demolition shall be undertaken until a scheme for the making good of the party wall of the adjoining offices at 42 Bell Street, including the timescale for undertaking such works of making good, has been submitted to and approved in writing by the Local Planning Authority; and the party wall shall be made good in accordance with an approved scheme and timescale. Reason: To safeguard the character and appearance of the existing building and the Henley-on-Thames Conservation Area. That a description of the steps and works to be undertaken and carried out under this consent shall be submitted to the Local Planning Authority before any work of demolition is begun and no work of demolition shall be begun until the said Authority has signified in writing its approval to the proposed steps and works. Such steps and works shall, where necessary, include in relation to any part of the building or boundary walls to be retained measures to strengthen any wall or horizontal surface, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building.
