That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges between the barn and the road be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area. That the dwelling hereby permitted shall only be occupied by staff employed by, or the owners of, Checkendon Equestrian Centre. Reason: The occupation of the dwelling by persons unconnected with the equestrian activity could result in conflict between the business and residential uses and could result in demand for an additional dwelling to service the equestrian activity. That notwithstanding the provisions of Article 3 of, and Classes A, B, C, D and H of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes A, B, C, D and H of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities. That the dwelling shall not be occupied until provision has been made for the parking of three vehicles in accordance with a scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interest of highway safety and convenience.
