That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the building shall be used only for the purpose specified in the application and for no other purpose whatsoever. Reason: To protect local amenities. That this permission shall relate to the area of the building shown edged red on the block plan accompanying the application. Reason: The Local Planning Authority would not wish to see the loss of the whole of the retail unit in what is the prime shopping frontage of Watlington. That details of any external means of ventilation or extraction ducting shall be submitted to and agreed in writing by the Local Planning Authority prior to the first use of the building as a tea shop. Reason: To ensure that the details of the development are satisfactory and to ensure that the development is not unneighbourly. That the Tea Shop shall not be open to the public after 7p.m. each day. Reason: To protect local amenities.
