That, having regard to its excessive size and bulk, the proposed two storey extension would result in an unneighbourly form of development which would be overbearing and oppressive and, thereby, would detract from the residential amenities currently enjoyed by the residents of the adjoining dwellings, particularly Cotham. As such, the development would be contrary to the provisions of the Council's approved South Oxfordshire Local Plan (as proposed to be modified), particularly policy H12.
