That, by virtue of its size, height, bulk, design and prominent location, the proposed triple garage building with studio above would constitute an obtrusive and inappropriate form of development and, having regard to the existing development on the site, the proposed size of the building would represent an overdevelopment of the site. As such, the proposal would be detrimental to the character and appearance of this part of the Chilterns Area of Outstanding Natural Beauty and would be contrary to the provisions of the Council's adopted Rural Areas Local Plan, particularly policies G5 and C7 and approved South Oxfordshire Local Plan (as proposed to be modified), particularly policies G8 and C2.
