Conditions / Refusal Reasons
That having regard to the close proximity of the extension to Horseshoe Cottage, the proposal would result in an unneighbourly form of development which would be overbearing and oppressive to Horseshoe Cottage, detrimental to the residential amenities enjoyed by its occupiers. The development would, therefore, be contrary to the provisions of the Council's approved South Oxfordshire Local Plan (as proposed to be modified), particularly policy H12. That, having regard to the size and forward projection of the two storey extension, the proposal would result in an inappropriate and incongruous form of extension which would be detrimental to the character and appearance of Rose Cottage which is a Grade II listed building and would detract from the character and appearance of this part of Russells Water which lies within the Chilterns Area of Outstanding Natural Beauty. The development would, therefore, be contrary to the provisions of the Council's adopted Rural Areas Local Plan, particularly policies CON8 and CON9, and approved South Oxfordshire Local Plan (as proposed to be modified), particularly policy CON6.
