Conditions / Refusal Reasons
That particularly having regard to the size and scale of the existing
dwelling and to the size and bulk of the proposed two storey extensions,
the proposal would constitute an incongruous and inappropriate form
of development which would dominate the existing dwelling and detract
from the character and appearance of the area which lies within the
Chilterns Area of Outstanding Natural Beauty and, as such, would be
contrary to the provisions of the Council's adopted Rural Areas Local
Plan, particularly policies G5 and C7, and approved South Oxfordshire
Local Plan (as proposed to be modified), particularly policies G8,
C2 and H12.
That having regard to their size and bulk and to their siting in close
proximity to the boundary with 12 Church Field, the proposed
extensions would result in an unneighbourly form of development which
would be oppressive and overbearing and would detract from the
residential amenities currently enjoyed by the occupiers of the dwelling
at 12 Church Field. Therefore, the development would be contrary
to the provisions of the Council's adopted Rural Areas Local Plan,
particularly policy G5, and approved South Oxfordshire Local Plan
(as proposed to be modified), particularly policies G8 and H12.
