Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That a replacement walnut tree of standard size shall be planted in
the position shown on the location plan received on 22 October 1996,
as specified in the applicant's letter dated 16 October 1996, in the
first planting season following the commencement of development. In
the event of the tree so planted dying, being removed or becoming
seriously damaged or diseased within five years of the completion of
the development, a new tree of similar species and size shall be planted
in the next planting season.
Reason: To protect local amenities.
