Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, rooflights, external
doors and rainwater goods has been submitted to and approved in writing
by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That the extensions shall not be occupied until the external walls have
been colour washed to match the existing building and shall thereafter
be retained as such.
Reason: To ensure that the details of the development are satisfactory.
That the rooflights in the south elevation of Phase II shall have a
minimum cill height above finished first floor level of 1.7 metres.
Reason: To ensure that the development is not unneighbourly.
That the flat roofs of the extension to be constructed as Phase I of
the approved development shall not be used as a balcony or terrace.
Reason: To ensure that the development is not unneighbourly.
That all of the parking provision shown on the deposited drawing no.125D
shall be permanently retained.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That prior to commencement of any development hereby permitted, a
description of the steps and works to be undertaken within the crown
spread of the existing Beech and Robinia (Laburnum) trees, as shown on
drawing no. 125D, shall be submitted to and approved in writing by the
Local Planning Authority. Such scheme shall include measures for
protecting the trees during construction; and the construction works
shall be in accordance with an approved scheme.
Reason: To safeguard trees which are visually important and to
safeguard the character of the area.
That no development hereby permitted shall commence until there has been
submitted to and approved in writing by the Local Planning Authority a
scheme for providing an archaeological watching brief during the
construction works, particularly whilst any ground works are being
undertaken and such scheme shall make provision for the watching brief
to be carried out by an approved professional archaeological
organisation. The watching brief shall be undertaken strictly in
accordance with the approved scheme.
Reason: To safeguard the recording and inspection of matters of
archaeological importance on the site.
That details of surface water drainage works shall be submitted to and
approved in writing by the Local Planning Authority prior to the
development commencing.
Reason: In the interests of public health.
That development shall not begin until a scheme for the disposal of
foul sewage has been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interests of public health and to avoid pollution.
That no development or raising of ground levels shall take place on that
part of the site lying within the area of land liable to flood as shown
on maps held by the Environment Agency.
Reason: To prevent the increased risk of flooding due to impedance of
flood flows and reduction of flood storage capacity.
