Conditions / Refusal Reasons
That the development would be contrary to the general, environmental/
countryside and housing policies of the approved Structure Plan for
Oxfordshire (particularly policies G1, EN1 and EN7) and the Council's
approved South Oxfordshire Local Plan (particularly policies G1, G5
and H6). The erection of a new dwelling on the site would result in
the undesirable intensification of sporadic residential development
beyond the built-up area of Henley-on-Thames and would detract from the
character and appearance of the locality. There is no justification
or any special circumstances relating to this proposal which would
warrant any departure from the planning policies of the Local Planning
Authority.
That the site lies within the River Thames flood plain and, in
particular within an area with a history of recent flooding. The
development would be at direct risk of flooding, would increase the
risk of flooding elsewhere and would result in an increase in the
population living in the flood plain. Therefore, the development
would be contrary to the provisions of the Council's approved
South Oxfordshire Local Plan, particularly policy G16.
That any dwelling on the application site would be overshadowed by
mature trees which would result in poor standards of residential
amentiy for occupiers of the new dwelling and in pressure for trees
to be lopped or felled. As such the proposal would be contrary
to the provisions of the Council's approved South Oxfordshire Local
Plan, particularly policies C16 and C18.
