Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building. That bonnet tiles shall be used for the hipped roof of the extension hereby permitted, a sample of which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That works shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That no works hereby permitted shall commence until there has been submitted to and approved in writing by the Local Planning Authority a scheme for providing an archaeological watching brief during the construction works, particularly whilst any ground works are being undertaken and such scheme shall make provision for the watching brief to be carried out by an approved professional archaeological organisation. The watching brief shall be undertaken strictly in accordance with the approved scheme. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site. That all rainwater goods shall be constructed of cast iron. Reason: To safeguard the architectural and historic character and appearance of the listed building.
