Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That the ensuite and changing room windows in the south-western (front)
elevation of the dwelling hereby permitted shall be glazed in
obscure glass prior to the first occupation of the premises and shall
thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly.
That the extension hereby permitted shall be occupied and used as a
separate unit of residential accommodation only by Mrs A H Rhodes. Upon
cessation of occupation by Mrs A H Rhodes the extension shall only
be occupied and used ancillary to, and in conjunction with, the use of
the existing accommodation as a single family dwelling, as specified in
the application, and the extension shall not be occupied or let as a
separate unit of accommodation.
Reason: Because permission is given only in view of the special
circumstances and to otherwise accord with the policy of the
Local Planning Authority.
