That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the building shall not be used until the existing northern
vehicular access has been closed by the erection of a 2 metre high
close boarded fence.
Reason: In the interests of highway safety and convenience.
That the materials to be used for the roof shall be of the same colour,
type and texture as those used on the existing dwelling.
Reason: To ensure that the details of the development are satisfactory.
That the bricks to be used for the external walls shall be of the same
colour, type and texture as those used on the existing dwelling.
Reason: To ensure that the details of the development are satisfactory.
That the boarding to be used on the external walls of the garage shall
be stained black or dark brown prior to the first use of the building
and shall be so retained thereafter.
Reason: To ensure that the details of the development are satisfactory.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That the building shall be used only for purposes incidental to the
enjoyment of the dwellinghouse as such, and for no other purpose
whatsoever.
