Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the plain clay tiles to be used for the roof shall be of the same colour, type and texture as those used on the existing dwelling. Reason: To ensure that the details of the development are satisfactory. That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing dwelling. Reason: To ensure that the details of the development are satisfactory. That prior to the first use of the building the garage doors shall be constructed with vertical dark stained timber boarding and thereafter retained as such. Reason: To ensure that the details of the development are satisfactory. That the observation deck, railings and supporting structure shall be of timber and dark stained prior to the first use of the building. Reason: To ensure that the details of the development are satisfactory. That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: To safeguard the character of the area.
