Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roof shall be of
the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That no development shall begin until there has been submitted to and
approved in writing by the Local Planning Authority, a scheme for the
planting of two replacement trees of standard size and species in a
location to be agreed. The approved trees shall be planted in the
first planting season following the occupation of the extension
or the completion of the development, whichever is the sooner;
and any trees which within a period of 5 years from the completion
of the development die, are removed or become seriously damaged
or diseased shall be replaced in the next planting season with others
of similar size and species, unless the Local Planning Authority
gives written consent to any variation.
Reason: To help to assimilate the development into its surroundings.
