Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the external walls and roof shall be constructed and finished in
accordance with a schedule of materials and finishes which shall include
black stained horizontal weatherboarding for the walls and plain clay
tiles for the roof and which shall first have been submitted to and
approved in writing by the Local Planning Authority before the
development commences.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, rooflights, external
doors and rainwater goods has been submitted to and approved in writing
by the Local Planning Authority and the development shall be carried out
in accordance with the approved specification.
Reason: To ensure that the details of the development are satisfactory.
That the existing barn doors on the western elevation shall be retained,
secured to the wall in an opened position and shall thereafter be
maintained as such.
Reason: To ensure that the details of the development are satisfactory.
That the additional living accommodation hereby permitted shall be
occupied and used only in connection with and ancillary to the occupation
and use of the existing property Ambrose Farmhouse as a single
dwellinghouse, as specified in the application, and shall not
be occupied or used separately therefrom.
Reason: As the separate occupation of the accommodation would represent
an undesirable sub-division of the property and result in
inadequate standards of amenity and privacy.
That notwithstanding the provisions of Article 3 of and Parts 1 and 2
of Schedule 2 to the Town and Country Planning (General Permitted
Development) Order 1995 (or any order revoking and re-enacting that
Order), no development within Classes 1 and 2 of Schedule 2 to the
Order shall be carried out unless planning permission has first been
granted by the Local Planning Authority on a formal application in
respect thereof.
Reason: That the Local Planning Authority wishes to retain control over
future enlargements, alterations, ancillary buildings and minor
operations within the curtilage, to retain the character of the
building and the visual amenities of the locality.
