House and conversion of existing building into double garage (as amended by site context plan, site layout plan & section AA accompanying agent's letter date 29 July 1996 and by agent's letter dated 8 July 1996).
Conditions / Refusal Reasons
That approval of the details of the siting, design and external appearance
of the dwellinghouse and the landscaping of the site (hereinafter called
"the reserved matters") shall be obtained from the Local Planning
Authority.
Reason: As the application is not accompanied by details of these
matters.
That application for approval of the reserved matters shall be made to the
Local Planning Authority before the expiration of three years from the
date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the development hereby permitted shall be begun either before the
expiration of five years from the date of this permission, or before the
expiration of two years from the date of approval of the last of the
reserved matters to be approved, whichever is the later.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the existing trees and hedges on the land shall be protected
whilst development operations are in progress, in accordance with a scheme,
which shall include the erection of protective fencing, to be first
agreed in writing with the Local Planning Authority and to be implemented
prior to the commencement of the development. Nothing shall be stored or
placed within any fenced area in accordance with the approved scheme and
the ground levels within these areas shall not be altered, nor shall any
excavation be made, without the prior written consent of the Local Planning
Authority.
Reason: To safeguard trees and hedges which are important to the amenity
of the area.
That a scheme for the landscaping of the site, which shall incorporate
existing trees and hedges on the land and include the planting of live
trees and shrubs, the treatment of forecourts and driveways and the
provision of boundary fencing and screen walling, shall be submitted to
and approved in writing by the Local Planning Authority prior to the
commencement of the development hereby permitted. The scheme shall be
implemented as approved within 12 months of the commencement of the
approved scheme and thereafter maintained in accordance with the approved
scheme. In the event of any of the trees or shrubs so planted being
seriously damaged or destroyed within 5 years of the completion of
the development, a new tree or shrub or an equivalent number of trees
or shrubs, as the case may be, of a species first approved by the Local
Planning Authority, shall be planted and properly maintained in a position
or positions first approved by the Local Planning Authority.
Reason: To help assimilate the development into its surroundings.

That, before any work commences on the construction of the house hereby

That the existing Coach House building shown on the drawings accompanying
the application shall be retained for conversion to garage accommodation;
and the dwelling hereby permitted shall not be occupied until such garage
accommodation for two cars has been provided in accordance with a scheme
which shall first have been submitted to and approved in writing by the
Local Planning Authority before the development commences. The garage
accommodation shall be retained as such and shall not be adapted for
living purposes unless planning permission has first been granted by the
Local Planning Authority on a formal application in respect thereof.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
