Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in the application to seek permission for the development and the plan numbers 90265/930/9, 10A, 11A, 12 accompanying such application except as modified by conditions of this permission unless otherwise agreed by the Chief Planning Officer in writing. Reason: To ensure the details of the development are carried out in accordance with the application as approved. That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the bricks to be used for the external walls shall be of the same colour, type and texture as those on Easby House, samples of which are to first be approved by the Chief Planning Officer. Reason: To safeguard the character and appearance of the Henley-on-Thames Conservation Area and the setting of the listed building. That the natural slates to be used for the roof shall be of the same colour, type and texture as those used on Easby House Reason: To safeguard the character and appearance of the Henley-on-Thames Conservation Area and the setting of the listed building. That the Register Office shall not be occupied until the parking provision has been constructed, surfaced and laid out, as shown on drawing no. 90365/930/10A; and such parking provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the land be landscaped and planted with trees and shrubs in accordance with a comprehensive planting and landscaping scheme first approved by the Chief Planning Officer and that trees and shrubs so planted be properly maintained and that in the event of any of the trees or shrubs dying or being seriously damaged or destroyed within a period of five years from the completion of the development a new tree or shrub or equivalent number of trees or shrubs as the case may be, be planted and properly maintained in a position or positions as first approved by the Chief Planning Officer. Reason: To enhance the amenities of the area. That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To enhance the amenities of the area. That the Lime tree shall be protected whilst development operations are in progress, in accordance with a scheme to be first submitted to and approved in writing by the Chief Planning Officer and to be implemented prior to the commencement of the development. Such scheme shall include removing any dead wood from the crown of the tree, excavating near the tree by hand, making allowances in the paving for root expansion. Reason: To safeguard a tree which is of amenity value. No soakaways shall be constructed such that they penetrate the water table. Reason: To prevent pollution of groundwater.
