That the site lies within the Watlington Conservation Area and the curtilage of White Cottage, a Grade II listed building. The proposed sub-division of the curtilage of White Cottage and the size and design of the new dwellinghouse would result in the development appearing cramped and incongruous in the street scene. The proposal would also result in the undesirable loss of mature trees along the road frontage and the northern boundary of the site. Therefore, the development would be detrimental to the character and appearance of the Watlington Conservation Area and the setting of the listed building, and would be contrary to the provisions of the Council's adopted Rural Areas Local Plan (particularly policies H4, CON1, CON2, CON4, CON7 and C14) and approved South Oxfordshire Local Plan (particularly policies H5, CON7, CON8, CON10, CON15, C16 and C18).
