Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the plain clay tiles to be used for the roof shall be of the same
colour, type and texture as those used on the existing dwelling.
Reason: To ensure that the details of the development are satisfactory.
That the building hereby permitted shall not be used until the
feather-edged horizontal timber boarding to be used to clad the walls
and the straight edged vertical timber boarding for the doors have
first been stained to match the existing dwelling. The timber boarding
shall thereafter be retained as such.
Reason: To ensure that the details of the development are satisfactory.
That the bricks to be used for the plinth of the building shall be of
the same colour, type and texture as those used on the existing
dwelling.
Reason: To ensure that the details of the development are satisfactory.
That the building hereby permitted shall be used only for the purposes
specified in the application, as a garage/carport and for domestic
storage for the personal enjoyment of occupants of Japonica Cottage,
Green Lane and the building shall not be used for any commercial or
business purpose whatsoever.
Reason: To safeguard the character of the area and to protect local
amenities.
That the existing hedge and trees along the whole of the south-western
boundary of the land shall be retained, or tended so as to grow
to, and properly maintained at a height of not less than 3 metres,
and that any plant which may die or be seriously damaged or
destroyed within five years of the completion of the development
shall be replaced and the replacement shall be properly maintained.
Reason: To help to assimilate the development into its surroundings.
