Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That the materials to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That the first floor bathroom window in the north-west (rear) elevation of the building hereby permitted shall be glazed in obscure glass prior to first occupation of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly. That prior to the first use or occupation of the building as a single dwelling the parking provision as shown on drawing GC 96/08A shall be provided and thereafter retained and kept permanently available for the parking of motor vehicles. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.
