Conditions / Refusal Reasons
That having regard to the bulk, size and unsympathetic design the proposed dormer extensions would be visually obtrusive and out of keeping with the character of the existing bungalow and the surrounding bungalows and would fail to conserve and enhance the character and appearance of the area which lies within the Chilterns Area of Outstanding Natural Beauty. As such the proposal would be contrary to the provisions of the Council's adopted Rural Areas Local Plan, in particular policies C7 and G5 and the approved South Oxfordshire Local Plan in particular policies C2, G8 and H12. By virtue of the size, bulk and siting of the rear box dormer and the proximity to the garden areas of the adjacent bungalows, the proposed rear dormer extension would result in a loss of privacy and have an overbearing and unneighbourly impact upon the residential amenities of the occupants of these properties. The proposal is, therefore, contrary to the provisions of the Council's adopted Rural Areas Local Plan, in particular policy G5, and the approved South Oxfordshire Local Plan, in particular policy H12.
