Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of
five years from the date of this consent.
Reason: By virtue of Section 18 of the Planning (Listed Buildings and
Conservation Areas) Act 1990.
That the external walls and roofs shall be constructed and
finished not in accordance with the specification of materials and
finishes contained in the application, but in accordance with a schedule
of materials and finishes which shall first have been submitted to and
approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the works are satisfactory.
That works shall not begin until a detailed specification of the
type, design and external finish of all windows, external doors and
rainwater goods has been submitted to and approved in writing by the
Local Planning Authority. Such specification shall include painted
timber window frames.
Reason: To ensure that the details of the works are satisfactory.
That before any work is undertaken in pursuance of this consent, such
steps shall be taken and such works shall be carried out to secure the
safety and stability of the building during the alterations, and to
provide protection for the building against the weather during the
progress of the works.
Reason: To secure the safety and protection of the listed building.
That a record of the building shall be made prior to the commencement
of the works. Such a record should be undertaken by an archaeologist/
building recorder or organisation with acknowledged experience in the
recording of standing buildings in a form to be first submitted to
and approved in writing by the Local Planning Authority.
Reason: That the building is of archaeological/historic importance.
That a full schedule of works to the interior and exterior of the
listed building which are to be undertaken and carried out under this
consent shall be submitted to and approved in writing by the Local
Planning Authority before any works are begun. Such a schedule shall
include all repair works to the existing building, particularly
doors, windows and plaster finishes.
Reason: To secure the safety and protection of the listed building.
