Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of all materials to be used in the external construction and
finishes of the development hereby permitted shall be submitted to and
approved in writing by the Local Planning Authority before the
development is commenced.
Reason: To ensure that the details of the development are satisfactory.
That no development hereby permitted shall commence until there has
been submitted to and approved in writing by the Local Planning
Authority a scheme for providing an archaeological watching brief
during construction/ground works, particularly whilst any ground
works and works to the existing building are being undertaken. Such
scheme shall make provision for the watching brief to be carried
out by an approved professional organisation and the watching brief
shall be undertaken strictly in accordance with the approved scheme.
Reason: To safeguard the recording and inspection of matters of
archaeological importance on the site and identification and
recording of features of historical and/or archaeological
interest associated with the fabric of the building.
