Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That works shall not begin until a detailed specification of the type, design and external finish of the canopy, rooflight, door and windows has been submitted to and approved in writing by the Local Planning Authority; and the works shall be carried out in accordance with the approved specification. Reason: To ensure that the details of the works are satisfactory. That no works hereby permitted shall commence until there has been submitted to and approved in writing by the Local Planning Authority a scheme for providing an archaeological watching brief during the construction works, particularly whilst any ground works are being undertaken and such scheme shall make provision for the watching brief to be carried out by an approved professional archaeological organisation. The watching brief shall be undertaken strictly in accordance with the approved scheme. Reason: To safeguard the recording and inspection of matter of archaeological importance on the site. That notwithstanding the details of the lower window on the south elevation, shown on the drawings accompanying the application, which has 9 panes over 6 panes on site, no changes shall be made to this window without the prior grant of listed building consent by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the works are not unneighbourly.
