Conditions / Refusal Reasons
That having regard to the restricted size of the site, the size of the proposed dwelling and the relationship between the proposed dwelling and Rose Cottage, the proposal would result in an overdevelopment of the site and an unneighbourly form of development. It would be overbearing and oppressive to Rose Cottage and would be detrimental to the residential amenity of the occupiers of that dwelling. Having regard to the size of the dwelling in relation to the restricted size of the plot, the proposal would also result in inadequate standards of residential amenity for the occupiers of the proposed dwelling. The development would, therefore, be contrary to the provisions of the Councils adopted Rural Areas Local Plan, particularly policies G5 and H4, and approved South Oxfordshire Local Plan, particularly policies G8, H5 and H11.
