Planning Permission on 12th August 1996
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That no development shall take place until there has been submitted to and approved by the Local Planning Authority a scheme of landscaping, which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: To help to assimilate the development into its surroundings. That all planting, seeding and turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings. That samples of the materials to be used in the external walls and roofs shall be submitted to and approved by the local planning authority before development commences. Reason: To ensure that the details of the development are satisfactory. That before building works commence, the means of access to the highway shall be formed, laid out and constructed in accordance with a specification to be agreed with the Local Planning Authority. Reason: In the interest of highway safety and convenience. That prior to the first occupation of the dwelling, the parking provision shown on drawing 933/8C shall be constructed, surfaced and laid out and shall thereafter be retained for parking. Reason: In the interest of highway safety and convenience. That a screen wall or fence to a height of no less than 1.8m shall be erected on the south western boundary from points adjacent to the south corner of the garage to the south corner of the kitchen and shall thereafter be retained as such. Reason: To safeguard the privacy and residential amenity of occupiers of the adjoining property.
