Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roof shall be of
the same colour, type and texture as those used on the existing
dwellinghouse.
Reason: To ensure that the details of the development are satisfactory.
That the first floor window in the north-western (side) elevation
of the extension hereby permitted shall be glazed in obscure glass
prior to first occupation of the premises and shall thereafter be
retained as such.
Reason: To ensure that the development is not unneighbourly.
That notwithstanding anything contained in the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no additional windows shall be constructed in
the walls of the development hereby approved facing north-west towards
31 Damer Gardens and south-east towards 29 Damer Gardens.
Reason: To ensure that the development is not unneighbourly.
That, prior to the first occupation of the extension hereby permitted,
space for the parking of 3 cars, including the existing garage, shall
be provided. Such parking provision shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
