Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a schedule of
materials and finishes for the external walls and roof of the building.
Reason: To ensure that the details of the development are satisfactory.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a scheme of
landscaping which shall include indications of all existing trees and
hedgerows on the land, and details of any to be retained, together with
measures for their protection in the course of development.
Reason: To protect local amenities.
That all planting, seeding or turfing comprised in the approved scheme
of landscaping shall be carried out in the first planting and seeding
seasons following the occupation of the building or the completion of
the development, whichever is the sooner; and any trees or plants which
within a period of 5 years from the completion of the development die,
are removed or become seriously damaged or diseased shall be replaced
in the next planting season with others of similar size and species,
unless the Local Planning Authority gives written consent to any
variation.
Reason: To help to assimilate the development into its surroundings.
That the boathouse shall be used for recreational purposes and for no other
use whatsoever.
Reason: The establishment of a separate residential unit would be contrary
to the Council's planning policies, be detrimental to the character
and amenity of the area and would increase the population in the
flood plain.
That existing ground levels on the site shall not be raised.
Reason: To prevent the increased risk of flooding due to impedance of flood
flows and reduction of flood storage capacity.
That no spoil or materials shall be deposited or stored on that part of the
site lying within the area of land liable to flood as shown on maps held by
the Environment Agency.
