Conditions / Refusal Reasons
That the site comprises an open and spacious area which is important to
the character of the Watlington Conservation Area within which the site
lies. The proposed development would constitute an undesirable built
intrusion in the streetscene which would detract from the character and
setting of the Watlington Conservation Area, detrimental to the visual
amenity of the locality. As such, the proposal would be contrary to the
provisions of the Council's adopted Rural Areas Local Plan, particularly
policies G5, CON1, CON4, CON16, H3 and H4, and approved South Oxfordshire
Local Plan, particularly policies CON8, CON15, CON20 and H4.
That the proposed development, by virtue of its siting, would have an
unneighbourly and overbearing impact, in terms of overdominance and
overshadowing, on the neighbouring property, 32 Cuxham Road. As such, the
proposal would be detrimental to the residential amenities of the occupiers
of that property and contrary to the provisions of the Council's adopted
Rural Areas Local Plan, in particular policy G5.
That the proposed development, by virtue of its siting, including the set
back of the dwellinghouse from the adjacent properties and the forward
projecting garage, would appear incongruous and intrusive in the
streetscene, detrimental to the character and appearance of the Watlington
Conservation Area. As such, the propoal would be contrary to the
provisions of the Council's adopted Rural Areas Local Plan, particularly
policies G5, CON1 and CON2 and approved South Oxfordshire Local Plan,
particularly policies G8, CON8 and CON10.
