Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing dwellinghouse. Reason: To ensure that the details of the development are satisfactory. That all trees, shrubs and hedges shown on drawing no. 935/02A shall be retained and protected during the period of construction of the development hereby approved in accordance with a scheme incorporating protective fencing, to be first submitted to and approved in writing by the Local Planning Authority and to be implemented prior to the commencement of the development. Nothing shall be stored or placed within any fenced areas in accordance with the approved scheme and the ground levels within those areas shall not be altered, nor shall any excavation within those areas be made without the prior written consent of the Local Planning Authority. Reason: To safeguard trees which are visually important.
