Conditions / Refusal Reasons
The proposal undesirably extends the built up part of the village into
open countryside beyond existing patterns of frontage development and is
therefore contrary to policy G3 and H5 of the adopted Rural Areas Local
Plan and G5 of the approved South Oxfordshire Local Plan. The proposal
represents backland development which would result in the erection of a
dwelling having no proper road frontage and being served by a lengthy
private access drive, creating inconvenience and difficulty for
collection and delivery services, and the development would be detrimental
to the privacy and residential amenity of occupants of adjoining
residential property, contrary to policy H7 of RALP and H18 of SOLP.
The site lies within the Conservation Area and is adjacent to a Listed
Building. The redevelopment of this site would adversely affect the
character and appearance of the Conservation Area and setting of a
Listed Building. It is therefore contrary to policies CON1, CON2, CON3,
CON4 and CON7 of the adopted Rural Areas Local Plan and policies CON7,
CON8, CON9, CON10 and CON15 of the adopted South Oxfordshire Local Plan.
