Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area. That no development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to, and approved by, the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning General Development Order 1988 or any statutory modification or re-enactment thereof. Reason: To secure the proper planning of the locality. That a scheme for the landscaping of the site including boundary treatment and the planting of live shrubs and trees shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To help to assimilate the development into its surroundings. That the roof space shall not be converted to habitable accommodation and no windows shall be inserted in the building above ground floor level. Reason: To ensure that the development is not unneighbourly.
