Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
That the new access shall not be used until the conifer hedge along the
frontage of the site is removed to provide a visibility splay measuring
2.0 metres x site boundary, from existing and proposed access points, and
such visibility splay shall be retained and maintained.
Reason: In the interest of highway safety and convenience.
That no dwelling shall be occupied until the parking provision has been
constructed, surfaced and laid out, as shown on drawing no. 822/1/A,
and such parking provision shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehcile parking
standards and to protect local amenities.
That prior to the first occupation of plot 2, close boarded fencing
1.8 metres in height shall be erected along the northern boundary of the
rear garden area and shall be so retained.
Reason: To provide privacy and amenity for the occupiers of the new
dwelling.
