Conditions / Refusal Reasons
That the proposals would be contrary in particular to policies CON8 and CON9 set out in the Council's adopted Central Oxfordshire Local Plan and policies CON10 and H12 set out in the approved South Oxfordshire Local Plan. Having regard to the execessive size and scale of the extensions and to their unsatisfactory form, the proposals would seriously detract from the form, character and appearance of the existing building, which is a Grade II Listed Building, and from the character and appearance of the Beckley Conservation Area. That having regard to the excessive size of the extension on the eastern side of the building, and to its location in close proximity to the boundary with the adjoining property, Rose Cottage, the extension would, by reason of overshadowing and intrusion, represent an unneighbourly form of development which would detract from the residential amenities currently enjoyed by the occupants of the adjoining property.
