The proposed first floor extension would be contrary to the general
and conservation policies of the adopted Central Oxfordshire Local
Plan and approved South Oxfordshire Local Plan in particular G5,
H12 and CON10a and CON2a in that it is out of scale and character
with the existing cottage style dwelling by reason of its size,
height and inappropriate materials and as such would detract from
the character and appearance of the Conservation Area.
That the proposed first floor extension because of its position in
relation to its boundary with No 4 Crown Square would have an
overpowering and overbearing effect on that property and be
unneighbourly in relation to properties 1a, 1b, 3a and 9a Mulberry
Drive by reason of overlooking.
