Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That all existing trees, shrubs and hedging shall be retained and maintained on the site unless otherwise agreed in writing with the Local Planning Authority. Reason: To help to assimilate the development into its surroundings.
