Conditions / Refusal Reasons
That the proposals are contrary, in particular to policy H4 set out in
the adopted Central Oxfordshire Local Plan and policy H5 set out in
the approved South Oxfordshire Local Plan. Having regard to the
limited size of the site and to the excessive size and bulk of
the development, close to the boundaries of the plot, the proposal
would result in a cramped overdevelopment of the site which would
be out of keeping with the character and density of development
in the surrounding area. In addition, having regard to the height
of the proposed dwelling and its proximity to the boundary of the
site, the proposals would significantly detract from the outlook
and residential amenity enjoyed by the occupants of 5 Roman Road.
That the proposals are contrary to policy H4 set out in the adopted
Central Oxfordshire Local Plan and policy H5 set out in the approved
South Oxfordshire Local Plan in that they represent an unsatisfactory
division of the site into two plots leaving inadequate parking space
to serve the existing dwelling at 7 Roman Road, contrary to the
proper planning of the locality.
